Exclusively yours, this lovely deep cleaned and sanitised private & comfortable cottage annexe located on the hillside overlooking St Austell town is great for small families, friends and couples. The cottage annexe is to the right of the main house and is available when the rest of the property isn't booked. The views from Edens Horizon cottage annexe are superb and the town centre with its pubs markets restaurants and multiplex cinema is 18 minutes walk away. The self contained Cottage Annexe has 2 double bedrooms one king divan and the other a twin divan and it has 2 bathrooms. The king bedroom has an en suite electric shower toilet and basin and the twin bedroom is opposite the family bathroom with full size bath separate shower cubicle, toilet and basin. There is gas central heating throughout and heated towel rails in both of the bathrooms. At the end of the road you will find the bus stop with electronic messaging. There a good bus service including contactless payments, to Fowey The Eden Project Newquay Mevagissey Truro St Ives and Padstow. Asda and Tesco deliver groceries and are a short drive away. Edens Horizon is in a quiet location with plenty of parking and you have exclusive use of parking on the drive and large garden with lawns and a charcoal BBQ, colourful planting, with patio and garden seating. The cottage annexe has its own front and double back doors. It has a bright and airy very well equipped kitchen diner including dishwasher fridge oven ceramic hob washing machine and microwave. And to make it even more 'home from home' a kitchen basics pack and breakfast goodies basket are supplied to start you off. There is seating for 4 and a folding table plus a smart TV with free view and dvd player. There are 2 easy chairs and a small sofa. There is fully controllable gas central heating and hot water. There are also solar panels for renewable energy. Under government Covid regulations most of the books and DVDs have been removed, and we recommend that you bring masks and hand sanitisers for your journey and for use while staying at the house. Upstairs there is a king bedroom with ensuite shower basin and toilet and a twin divan room with a full family bathroom opposite. So ideal for 2 couples or a group or family of 4 There is a drive with parking for up to 3 cars and fabulous views with the whole property is surrounded by garden.There is full central heating throughout with a controllable thermostat. A good bus route from the end of the road is reliable has an electronic timetable at the bus stop and takes contactless payments. St Austell railway station is 3 miles away and is on the main Paddington to Penzance line GWR network. The cottage annexe at Edens Horizon is well equipped with baking & cooking utensils, crockery & cutlery, WiFi, a welcome kitchen basics pack, TV with DVD player and Freeview, a folding table and seating. There are 2 entrances. The front door leads from the drive and garden into the kitchen diner. The patio doors from the kitchen diner at the other end of the room lead to a decking area, steps to the garden and patio area with charcoal BBQ The secure Wifi is free with unlimited usage. There are indoor and outdoor games, but most of the books and puzzles have been removed under Covid regs. All bedding, bath sheets and towels are included as well as tea towels and oven gloves. A travel cot, high chair, ironing board, iron, clothes drier hairdryer and mini shampoos and shower gels, hot tub hire with hot fill on arrival day are possible,please ask at booking. Accidents happen. Please report any damage as soon as possible. Cornwall council has a recycling policy. Please use the collection bags in the garage and ensure all rubbish is removed from the house on departure and placed at the end of the drive. Please keep the house secure with doors locked and windows closed when the house is empty and on departure. St Austell is the largest town in Cornwall with a number of top attractions. These include the world famous Eden Project, St Austell brewery for tours and samples, and the Clay history. A great way of exploring the history of St Austell is following the Clay Trail walking with coastal and countryside views. The Wheal Martyn Heritage centre is a good place to start. St Austell has a good number of pubs and restaurants selling fine ales and beers, shopping options include the town centre White River Place, and the St Austell bay beaches which offer a fine selection of activities, places to eat and drink. There is a bowling alley and multi screen cinema in the town, 10 minutes walk from the house. There are 5 golf courses + 11 beaches nearby.

The town of St Austell is 16 minutes away down a hill from the house and is is very close to good local bus routes. There is a bus stop at the end of the road and there are buses to Fowey Par Newquay etc every 25 mnutes. Contactless payment is preferred. The town of St Austell is on the main Penzance to Paddington train line. Flying into Newquay is a good option, and car hire and taxis are available locally. The bus can bring you back ! There are also good reliable taxis whose numbers are in the information pack at the house. Kate is more than happy to assist with travel arrangements such as taxi recommendations. Getting around by car is the most convenient way to travel around Cornwall. Tesco Aldi and Asda are all 10 to 15 mins away by car
